Real Estate is a hot topic in Lebanon as Lebanese who are thinking of buying flats, houses or lands since a general perception is that prices will continue on going up.
Let's use this thread to update each others on the prices and availability of real estate in Lebanon, we can structure it in terms of regions and price per m2. For example:
Lands in Baabda, average price 50$ per m2
Lands in Baalbeck, average price 25$ per m2 for agricultural areas, 35$ for residential areas.
Apartments in Saida, average price 800$ per m2 for new buildings, 500$ for old
Etc..
Those who know about the market, kindly chip in.

well i'm from the north and i know that prices of the lands are very cheap right now! it's around 10-15-20$/m2 max... depends on if the location is next to road or more into field, if there's a well next to/in it, if it contains olive trees, grapes.. or it's empty space.
because in this case, usually the owner has big portions to a certain extend...
when it comes to building i live in hazmieh Mar Takla, the price is now 1000$/m2, it wasnt like that 2 years ago.
Verdun got the same price (btween 800-1000$)
sehel 3alma: from 350 to 400$ (you get a big app): depends on how close is it to the highway(could reach 500$)... amazingly, there are a lot of beautiful houses far from the highway at the above mentioned prices.
the best prices so far are in Beit Mery, 3ein saade, they vary from 500 to 600 if you reach Broumana
jounieh: 350-400$ (also depends of how close it is to the highway, but wont get over 450$)
ashrafieh requires a lot of money: 1500$/m2, the price can go a bit higher or lower, but it's always high!

I also live in Martakla and believe me 4 buildings were constructed and all the apartments were sold for $1,700/m2. Kuwaitis bought most of the apartments. | | | | | Orange Room Supporter

most of the buildings in Mar Takla are considered a la rigueur luxurious from the inside and the outside, but i believe those guys went for the extra high standards,
plus you have to take into consideration the semasar, the registration issue w akid the fact that they are capable to buy so maybe they didnt ask for a reduction! and akid the fact that guy raised the price because he saw Gulf foreigners! | | | | | Orange Room Supporter

the first one is also known to have a better finissage from the inside and the outside, w bilabess the building in a beautiful way...
but it's true that there's a lot of construction work in the region, a lot! before i travelled, my building was the first one 3ala el mafra', now there are 2 buildings on each side of the road... i think the fact that this region is calm is attracting people, simply hope it will remain that way... | | | | | Orange Room Supporter
