sehel 3alma: from 350 to 400$ (you get a big app): depends on how close is it to the highway(could reach 500$)... amazingly, there are a lot of beautiful houses far from the highway at the above mentioned prices.
the best prices so far are in Beit Mery, 3ein saade, they vary from 500 to 600 if you reach Broumana
jounieh: 350-400$ (also depends of how close it is to the highway, but wont get over 450$)
ashrafieh requires a lot of money: 1500$/m2, the price can go a bit higher or lower, but it's always high!
ramle baya got the highest prices in Lebanon with an average of 5000$/m2 |

I also live in Martakla and believe me 4 buildings were constructed and all the apartments were sold for $1,700/m2. Kuwaitis bought most of the apartments.
